“VINTAGE CAFÉ”  BAR / RESTURANT

MONDAY JUNE 18, 2007 @ 1:00 P.M.

DIRECTIONS: From 81n take exit 187 to Rte 6e. Go to exit 6, follow Business 6e thru Carbondale, to Rte 171n. This is Main St. Property is approx. 1 ½ miles on right.

This historical building has a location on a main street corner in a small, quaint town, with a close knit community.  This area has a very low crime rate, and it is approximately 125 miles west of Manhattan and approximately 125 miles north of Philadelphia.  The sale includes a turn key business located on the first floor of the main building with an additional rental building next door. 

Built in 1927, the main building was a boarding house, and secondary building was a train station was next door.  This property consists of two parcels on one deed.  The main building is a solid brick structure.  The secondary building consists of real stucco exterior.  Government funding may be possible through the historical society for this property. 

There is plenty of parking between the lot included on this property and the city lot across the street.  Parking should hold 50+ cars.  The bar/restaurant area accommodates seating for up to 60 people.  The bar is fully stocked with liquor and has taps for nine beers.  There is a fully equipped kitchen, with liquid ansul system, walk in cooler in the basement, popcorn machine, and peanut machines. 

This three story building has three two bedroom apartments, a one bedroom apartment, and an office.  It can also be used as three rooms to rent with a community bathroom, kitchen, and living room.  The apartments have keys and mailboxes.  There is also an intercom system with lock release for guest entry.  

The furnace was replaced in 1995.  There is a sprayed on rubber roof which was replaced in 1996.  Most of the bar equipment was purchased in 1995 or later.  The building basically needs a little TLC.  Carpet is needed in some rooms, tile in others.  There are a few cracked windows and minimal problems such as paint touch ups in a few places.

Real estate tax for both parcels (main building and smaller rental building next door) total about $3,500 a year.  Insurance appraisal on the main building was $310,000 in 1995, prior to any existing improvements.  It was last operated in 2005.  The liquor license is included.  The approximate value of the liquor license is $50,000.  Right now in the State of Pennsylvania, they have stopped issuing liquor licenses, and it is unknown as to if or when they ever will.

The owner needs to relocate immediately due to health reasons.  This is a great business opportunity for a motivated person.  There are at least nine factories/plants within a 1/2 mile radius.  There is one state and one federal prison approximately three miles away. 

Open houses will be held June 4th., 11th., and 14th., from 4 p.m to 7 p.m. or by appointment with auction staff.
